Project Management

Henrich provides project management services based on the contract type and requirements of our clients. We consider each project to be unique, and have developed several key elements in our methodology to deliver highly successful projects.The operation and execution of all of our projects revolve around efficiency, effectiveness, intellect, thought, clear information, collaboration, and a balanced process that emphasizes responsibility at all levels. Through this approach to the project management process, we provide an equitable share for all team members in the success of the project efforts. The success of our project is the success of our company.

Our services include, but are not limited to: lease negotiations, landlords work letter, conceptual design, pre-construction services, managing and coordinating all design stages, procurement management, cost control, cash flow, scheduling, quality control, FF & E coordination and delivery, overseeing/monitoring the construction process, performing project close-out and post-transition services. Owner's Representative

Henrich acts in a professional advisory role. We supply information and assist with articulating policy and project objectives at every step in the Design and construction process. We keep you and your staff free to focus on your core business.

In simple terms, as your representative, we:

  • Operate as an extension of your staff.
  • Bring together and coordinate all the resources necessary to effectively. plan and execute your construction project.
  • Represent your interest and manage the day-to-day work of all involved on your project, and leveraging the best performance out of all the entities employed by you.
  • Manage these relationships, protecting and enhancing your interests throughout the course of the project.
  • Involve you where you need to be involved, and insulate you from all the administrative tasks you don’t need to deal with.

Construction Management/Manager

Depending on our clients’ needs and wants, Henrich can work a couple of different capacities: a pure Construction Manager (CM) not at risk/agent, or as a Construction Manager (CM) at risk. In our role as CM not at risk/agent, we maintain a fiduciary relationship with our clients, and become a part of the team by acting in their best interest throughout every stage of the project.

We provide all technical, administrative, and management services from the earliest stages of conceptual design through project completion. When serving as CM at risk, we deliver the project within a guaranteed maximum price.

Planning and Scheduling

Henrich determines the most effective method of assembling all construction components, sequencing, and logic. We use Microsoft Projects and other scheduling software to prepare and provide critical planning and scheduling services to our clients. We base our decisions on in-depth, broad-ranging experience and the knowledge, vision, and expertise of our personnel, vendors, subcontractors, design consultants, and the owner. We are meticulous in our coverage to ensure that all required milestones are included and the best schedule is achieved.

General Cost Estimating

Henrich provides cost estimating as a primary service to owners, architects, and engineers. Our highly qualified cost estimating staff has expertise in architectural, mechanical, electrical, and plumbing disciplines.

All estimates are developed in the Construction Specification Institute (CSI) format during various phases of the Design Development and Construction Documents stages.

Constructability Review

Depending on our clients’ needs, Henrich typically provides constructability review during the design phase of a project. This focuses on discipline interfaces to uncover any non-constructible, impractical construction, and/or design elements to mitigate risk. The scope of our services also includes in-depth reviews and analysis of the contract drawings and specifications, resulting in a better set of contract documents. Some of the key elements in our review process include Construction Methodology, Feasibility, Clarity, Construction Details, Continuity, Sequencing, and Completeness.

During this process, Henrich also provides additional value to our clients by performing a modified value engineering process to identify potential cost savings. We make recommendations to our clients without sacrificing function, performance, reliability, and the design intent of the architect/designer.

General Contracting

Henrich strategically plans, oversees, monitors, and manages the project from contract negotiations and initial bid stage through the certificate of occupancy and final closeout. In addition, we offer several added values to our clients:

  • Thinking outside of the box to find creative solutions to issues that go beyond the nuts and bolts of the construction process.
  • Effectively building the project on paper by visualizing the construction process bit by bit and piece by piece.
  • Identifying and securing all long lead items.
  • Scheduling, coordinating, and overseeing the delivery and installation of all owner-purchased material/equipment.
  • (FF & E); and seamlessly integrating our project schedule to ensure on-time project delivery.

Henrich is a certified Minority Business Enterprise (MBE). When Necessary we partner with qualified General Contractors concerning their good faith efforts to meet M/WBE goals/ participation requirements on their projects.
